Baby boomers, like the tide, are coming in and coming fast into Puerto Vallarta. They come in distinct waves with overwhelming force: retirees, second home buyers, an uprising of women who make major investment decisions, and a growing surge of workers of both sexes who can work anywhere in the world due to technology and internet access. After the nineties ".com" industry deflated, investors are looking for a sure thing. What can be more secure than land, property, or a second home?

Baby boomers - people born between 1945 and 1965, ages 47-64, are retiring at the rate of 390 per hour, through the year 2026. They are also experiencing the aging and death of their parents. Two things have resulted from that in terms of investing considerations: a) the importance of access to healthcare when choosing retirement/second home locations and b) they are inheriting the 'nest egg' from their parents and are looking for investment opportunities.

But the biggest force is the four trillion dollars sitting in baby boomers' IRA and 401k retirement accounts. Ninety-eight percent is invested in mutual funds and stocks, returning a paltry 10% or less per year. Diminishing returns, the unease of a weak economy and the threat of a recession have investors looking for safe, profitable areas to reposition those assets. fundVallarta Investments' cutting edge business model was designed to provide answers for these concerns.

Real estate can be an excellent investment opportunity, depending upon the location and the timing of the purchase. There are exciting and profitable opportunities available in Mexico, especially in Puerto Vallarta. Why? Baby boomers are definitely more adventuresome than their parents and more willing to consider alternative investments. They are the first generation to invest outside of their country, because of the lack of opportunity and the uncertainty of the real estate market in the United States. They also realize the possibility of continuing in their careers in an advisory capacity or launching a new career in their retirement years that does not require living within the U.S. to do so. Fortune magazine (Oct 17, 2005) cites a statistic that the upcoming baby boomer retirement will represent the "greatest transfer of wealth with $41-136 trillion dollars changing hands in the next four decades."

With this in mind, Puerto Vallarta is a smart choice. It ranks in first place for availability of good health care beginning with AmeriMed and followed by San Xavier Hospital and Cornerstone Hospital, which are all designed to meet the needs of foreigners with highly qualified doctors and a staff who speaks English. They are equipped with high-tech diagnostic and surgical equipment. Puerto Vallarta is ranked as the 5th safest city in the world, the 7th most returned-to-city, and number one in Mexico for investment, surpassing Cancun and Los Cabos.

How about safety of your investment in Mexico? The new administration, headed by President Felipe Calderon, announced a major increase of funds specifically for tourism. It's clear that the growing trend of tourism within the country is related to the growing flow of investments in those same tourist areas. Therefore, supporting the development of infrastructure allows for further economic growth in those key regions. Banderas Bay (located in the states of Nayarit and Jalisco on the Pacific Ocean in Mexico, with the resort city of Puerto Vallarta at its head, is 27 miles long and 40 miles wide and is the third largest bay in the world and North America's largest), has already been the focus of a "Master Urban Development Plan" which involves Federal, State and Municipal governments. This area includes Puerto Vallarta, Nuevo Vallarta, the north shore up to Punta de Mita, and several south shore beaches and villages which are only accessible by water.

In 2006, U.S. citizens and Canadians purchased more than 500 million dollars in condominiums and villas in the general Puerto Vallarta areas.

Banderas Bay has a semi-tropical climate, with lush jungle growth in the mountains and beautiful sand beaches, which promises much better weather year-round than other sunny destinations in the U.S. In addition, Puerto Vallarta has a rich cultural life including one of the greatest art mecas in the country and some of the best restaurants outside of Mexico City. High-tech services are also available, including high-speed internet, Wi-Fi zones, with parts and tech support. Seven championship golf courses with five more under construction attract people to this region, as well as deep-sea fishing and a variety of water sports.

Another important consideration in choosing a destination for vacation, retirement living, or investment, is accessibility. Puerto Vallarta has over 15,000 flights per year to and from the U.S. and regular flights from the various Canadian destinations. Access by water includes an expanded port for cruise ships and 2 major marinas: Marina Vallarta with 350 slips, and a new addition, La Cruz Marina, now under construction in La Cruz de Huanacaxtle, 20 minutes from the airport, with 450 slips, which will be the largest marina in Mexico. Upon its completion, Banderas Bay will provide more protected mooring than anywhere else in Mexico. Helicopter service in Punta de Mita and the growing Aerotron terminal for Lear jets and other private small aircraft create unmatched air accessibility. Whether by air or sea, it is not surprising that Mexico is the number four destination for retirees in the entire world.

DID YOU KNOW?

In 1994, amendments to the Mexican Constitution permitted foreigners to purchase and own real estate in Mexico located within the "restricted zone" - which inlcudes all the investment property within 30 miles of the Mexican coast - through a land trust also know as a "Fidecomiso."
